Zoning and Land Use in Ocala

Marion County vacant-land zoning is a public record, and it is specific to the parcel. A neighbor’s barn, a street full of houses, or the word “residential” in a listing does not establish what you may build, keep, or subdivide.

Look up the parcel on the Marion County Property Appraiser site, then confirm the zoning district with Marion County through MarionCountyFl.org or with the City of Ocala if the lot is inside the city. Ask which uses are permitted, which uses need a special approval, and which setbacks apply. Write down the name of the district you were given.

Restrictions that are not zoning

Deed restrictions, easements, and homeowners’ rules can be stricter than the county code. They show up in the title commitment and the recorded plat, not always on the zoning map. A survey and a title review are how you see them.
