Flood Zones and Wetlands

Flood zones and wetlands change where you can build, what insurance may cost, and how a lender reviews a land file. A sunny afternoon on the parcel is not a flood determination.

Check the address or parcel in the FEMA Flood Map Service Center. Then ask the county whether a local map or drainage study says something the federal map does not. Near Dunnellon and other river areas, this step deserves more time than it does on a high sandy lot.

Wetlands are a separate map from flood zones. Standing water, hydric soils, or a line on an environmental map can limit clearing and fill. Florida DEP and the water management district that covers the parcel are the public starting points. An environmental consultant is the person who delineates a specific site.
